Somerset West sits back from the coast against the Helderberg foothills, so the salt-air and fine-sand exposure that drives so much of Strand's specification matters less here. Homes here catch reflected heat radiating off the Helderberg's rock face through summer afternoons, on top of direct sun on north- and west-facing glass — a different problem to Strand's low-angle sea glare, and one that patio awnings and external venetian blinds answer well on the rooms that take the worst of it.

Most Somerset West properties are freestanding or sit within HOA-governed clusters rather than sectional title, so exterior fittings generally clear more easily than a Strand apartment's body corporate process — though boomed estates often have their own architectural guidelines on visible colours and fixings, which we check before quoting.
